End of Tenancy Rubbish Removal: A Guide for Landlords

Tenants left furniture and rubbish behind? Here is how to deal with it quickly and legally so the property is ready to let again.

Every void day costs a landlord money. When a tenant moves out and leaves furniture, bags of rubbish or a full bin store behind, the priority is getting it cleared quickly so cleaning, repairs and new viewings can start.

Check before you clear

If belongings have been left behind, make sure the tenancy has properly ended and the tenant has genuinely gone. In England, landlords are generally expected to give former tenants written notice and a reasonable chance to collect anything of value before disposing of it. For anything beyond obvious rubbish, take advice first.

Take photos

Photograph every room and the outside areas before anything is removed. This protects you if there is a dispute over the deposit, and it helps us give an accurate quote.

Common end-of-tenancy items

  • Old mattresses and beds
  • Sofas and armchairs
  • Broken appliances
  • Bags of household rubbish
  • Overflowing communal bin stores
  • Garden waste from overgrown front and back gardens

Your legal duty

As a landlord or managing agent, you have a duty of care for any waste removed from your property. That means using a licensed waste carrier and keeping a record of the collection. If waste you hand over is later fly-tipped and you did not check the carrier, you can be held responsible.

How we help

We clear properties across our area, often within days, including flats with stairs and no lift. Everything is priced by volume, special items such as mattresses and fridges are listed up front, and you get a written record of the collection for your files.

Get it cleared
